Electrically that produces two different jobs on the same street. Inside a lot, the work is ordinary residential: outlets, lighting, fans, appliances, a board that has run out of room. Outside the lot, it becomes shared infrastructure, where the rise, the metering and the common area circuits are the body corporate’s and access has to be arranged rather than assumed. A large share of the stock is also let short-term, which means the practical constraint is often the changeover calendar rather than the wiring itself.

Is the call out fee really $0?
In standard business hours, yes. You are not charged simply for us to attend and look at the problem. We assess it, give you a fixed price onsite, and you decide whether to proceed. After-hours and emergency attendances are arranged differently, and we tell you what applies at the time you call rather than when the invoice arrives.
Can you work in a high-rise apartment?
Yes, and a good deal of our work here is exactly that. We are used to booking the service lift, working in with a building manager on access, and keeping to the hours a building allows for noisy or disruptive work. Tell us the building and the level when you call and we will sort the access arrangements before the day.
Who is responsible for the wiring, me or the body corporate?
As a rule of thumb, the wiring and fittings inside your lot are yours, and the supply feeding the building, the metering, the rises and the common area services belong to the body corporate. The boundary is not always obvious in older towers, so we identify it onsite and quote the parts separately. That way nobody pays for work that was never theirs.
My apartment is short-term let. Can you work around the guests?
We can. Where a unit is in a letting pool we book around changeover rather than around our own diary, keep the work contained, and give you or the manager a written scope that can be passed straight on. If the power needs to be off we tell you for how long so guests can be given notice.
What does a fixed quote actually mean?
It means the number we write down onsite is the number you pay for the scope we agreed. If we open something up and find a second problem underneath, we stop, show you, and price that separately for you to approve or decline. What we will not do is quote low and let the figure drift once the job is under way.
Do you do the fit-out work for a cafe or shop?
Yes. Retail and hospitality tenancies through the middle of Surfers Paradise are a regular part of our week, covering fit-out, lighting, dedicated circuits for equipment, and the testing and certification at the end. Where the work would interrupt trade we schedule it outside opening hours.
Are you properly licensed?
MF Electrical Group holds Electrical Contractor Licence #177020. Queensland runs two separate licences that are worth understanding: the individual doing the work holds an electrical work licence, and the business trading needs its own electrical contractor licence. Both are issued by the Electrical Safety Office under the Electrical Safety Act 2002, and we are insured on top of that.
